A Dream Barn Home in Tamworth, Ontario Canada can be yours, the 36' by 48', 5 bent 3 bay frame is 21' tall from the bottom of the sill beam to the top of the top plate, the peak is 31' above the floor. 1,728sq. foot ground floor and up to 2708 sq. feet including all lofts. All antique frames are one of a kind based on the hands that built them but the quality, original condition and features of this one won't be seen again. Raised prior to 1865 it is hewn with a broad axe except for the wind braces, floors and live edge roof sheeting which are sawn. The tapered poles, which are the rafters, still have bark on as they did when installed. The vertical studs, which are mortised and tenoned above and below, occur about every three feet around the outside walls, the tack room and stall wall. They are 3 to 4 “ in diameter and hewn only on the outside. The original frame includes a built in ladder and swing beam truss supported by a 36', 12”x18” at its center. The frame members are 12s, 10s, 8s and 6s, large scale for this “right sized” frame. The restoration timber wright, Gibson Timber Frames, has made the few required repairs or replacements with similar species and hewing technique of a similar age and acquired the necessary timbers to meet the designers dream for this frame. The original massive 36', 12” diameter, hewn one side, floor joists are intact as is a floor system for the tack room. These have been preserved in the design as the basis of “The Great Hall” and Master Bedroom. The joists have been dadoed on each side, the original threshing floor skip planed and ship lapped to be inset into the joist exposing all the character of the 150 year old floor. The kitchen is designed to occupy the original animal stall area in a step down from the Great Hall. In the original loft above, there is an additional master suite and game room. A sleeping loft above a portion of the master suite tops off this bay. The Great Room occupies one full bay about 18' by 36', with the floor level designed to create a comfortable seating height on top of the 12”x12” sill beam all the way around. To one side 12 feet overhead is the library loft and in the apex 21' above the floor is the artist loft/office complete with outdoor balcony. All the timber framing, roof system, partial floor system and miscellaneous original boards are complete stacked and ready for delivery. The main stair and ladder stairs are not included nor are any exterior structure. In keeping with the recycle, reuse, repurpose concept of the original project, all the windows, doors and hickory cabinets were sourced mainly through Habitat for Humanity Restore and are available as shown on the plans.
